Welcome to River’s Edge Cottage. A unique spot on Kern River with private river access & epic vistas of the southern Sierra Mountains. Meet the river as soon as you arrive! The large, modern suite is perfect for couples or a small family. Includes a full bathroom, well-stocked kitchenette, wood fireplace, cozy lounging nooks, propane BBQ, garden terraces, large dining patio, steady WiFi & fully fenced property. You’ll have everything you need to enjoy your riverfront stay.

Please Note: This listing is the lower riverside floor of the 2-story Big View House. The upper floor will be closed and unoccupied during your stay. Whichever way you rent this house, you’ll be the only guests in the house and on the property. We value guests’ privacy.

River Access is right in the backyard! There’s a fence with lockable gates between the backyard and riverside terrace. The riverside terrace has a handrail only. Access is a natural boulder entry with handrail to the water’s edge. Guests must be sure-footed to access the water. River levels are seasonal and can change due to weather events. Policies

CANCELLATION POLICY:
Guest receives 100% if cancellation occurs at least 5 days before arrival. Guest receives 50% if cancellation occurs at least 1 day before arrival. No refunds within 1 day of arrival.

PETS:
Well-behaved and house trained dogs are permitted with pre-approval. Please tell us about your pup (breed, size, etc). There’s a $60 pet fee per stay. We allow up to 2 dogs maximum. We don’t allow other animals without prior approval.

RENTAL AGREEMENT:
An agreement will be emailed to you and must be signed within 48 hours of booking to finalize the reservation.

GUESTS/EVENTS POLICY:
Only registered Guests are allowed on the property without prior approval. We do not allow weddings, events, photoshoots or parties without prior approval. Please email us at hello@thekernriverhouse.com with details prior to booking.

FIRES:
No outdoor fires or fireworks are allowed (our outdoor propane BBQ and indoor fireplace are allowed).

ADDITIONAL:
We have a camera pointed on the driveway to ensure only the registered guests are on the property. We don’t record audio.

Our house is in a quiet riverfront residential neighborhood with houses on both sides. Please be mindful of noise after dark.
